Organise your travel arrangements


For UK guests the fastest and most comfortable way to get to the villas is to fly from an UK airport of your choice to Bourgas airport. The airport pick-up is free for groups up to 4 people. Larger groups will be charged € 15 each way for a second car or our driver will escort a hire car from the airport (free of charge).

Guest from rest of Europe (Germany, France, Switzerland, Hungary, Poland, Romania) might consider driving to Bulgaria. Finding your way straight to the villas could be difficult for people driving for the first time in Bulgaria. To make it easier for both of us we can make an arrangement to wait for you at the very beginning of the city of Bourgas and then escort you to the villa. This service is also free of charge.

Entry requirements

Visas

EU citizens holding valid passports can enter Bulgaria without requiring a visa.

Dual nationals of Bulgaria and any other country should enter and exit Bulgaria on their Bulgarian passports. It is always advisable to carry your Bulgarian travel document with you as well as that of your second nationality.

Passport Validity

All citizens, including EU citizens, should ensure that their passports are valid for at least three months after their departure from Bulgaria.

Travelling with children

All children entering Bulgaria will need to have their own passport. Children included in parents’ passports will only be allowed in if the passport also contains their photograph. Single parents or other adults travelling alone with children should be aware that some countries require documentary evidence of parental responsibility before allowing lone parents to enter the country or, in some cases, before permitting children to leave the country.

Customs Regulations

Travellers do not normally pay any tax or duty on excise goods they have bought tax and duty paid in EU countries for own use. But there are special rules for cigarettes and some other tobacco products from some EU countries. The limit for Bulgaria (when coming back home) is 200 cigarettes.

You stay in a massive one-storey detached house designed and completed for a comfortable holiday. The house has three bedrooms – two double bedrooms, and one twin bedded room, one shower room, a kitchen with dining table for six, and living lounge with Satellite TV and DVD. The kitchen is fully equipped with cooker, fridge, freezer, and all the cutlery and pottery.

While the quiet location is far from every disturbance you are still 20 minutes drive (south) to the city of Bourgas and again 20 minutes drive (west) to the largest and best known holiday resorts of Sunny Beach and Nessebar where you can refuel yourself with energy, stroll trough antic alleys, swim in the blue sea or having a delicious meal and refreshing drinks in one of the hundreds pubs, bars and restaurants. The beaches are of beautiful golden sand and the sea is safe for children. All family activities include water parks, water sports, go-kart, cycling, windsurfing, jet skis and bungee jumping.

Our changeover day is flexible. This makes it easier for you to find suitable and cheaper flights.

All rental properties here come with free airport transfer for for your group from and to Bourgas Airport. Our english speaking driver will pick you up from the airport at any time of the day or night. The driver has the villa keys and will drive you straight there. At the end of your stay we will drive you back to the airport.

We can assure you that you will not feel like a stranger after your arrival. At the house you will find a folder with the most useful information written in English & map of the area. It gives you a short information about the area with way description to the local stores and bars and very detailed road description to Sunny Beach and Bourgas (big supermarkets). We are on the site every day and will try to help you in any way we can. You will have our mobile phone numbers in case of emergency.

Miniature golf, minigolfOur guests will find an exciting feaute in “Sunny Hills Villas” - a 9 hole miniature golf course. “Minigolf is game for all ages”. Believing this we decided to put this nice extra to your holiday in Bulgaria (additional charge applies).

Our miniature golf course is interesting to play, it will not bore you after the first game will keep your interest for your whole vacation. Our holes follow the natural elevation of the ground plus we have added some artificial undulations.

We have built some realy hard shots and some easer shots. The minuature golf course will be enjoyed not only your kids by also for you. It is a real challengefor the whole family. We are sure the miniature golf course will add spectacular moments to your holiday. We have prepared here some rules about how to play minigolf.

You stay in a 3-bedroom detached holiday house, designed and completed to a very high standard. The villas are solid and very comfortable – there are two double bedrooms, one twin bedded room, one shower room, a kitchen with dining table for six, and living lounge with Satellite TV. The kitchen is fully equipped with cooker, fridge, freezer, and all the cutlery and pottery.


As the swimming pool (6m x 12 m) has a central role in your holiday it is set in the center of the gated community providing an easy access from all villas. The sun bed area around the swimming pool is catching each single sun ray over the day - from the early morning untill the sun set. There is much vegetation and the pool is very private and secluded.

A wonderful breakfast and seating opportunity is offering the veranda in front of the villa. Our villas are located in the village of Bryastovets. The village is small, peacefull and tranquill - a perfect location for a family holiday.

The shop and the bars are located in the centre of Bryastovets on the village square. In the shop you will find most essential groceries like bread, cheese, sweets, cheese, ham & eggs, crisps, juice, coke, beer, local alcoholic drinks etc.
The bars serve local food of good quality at very reasonable prices (up to several times cheaper than Sunny Beach). You will get there soups, salads, steaks/chicken/chips and they also sell things like water, coke, beer, crisps, ice cream, etc.
The bars are family friendly and the staff (some of them) speaks English.

City of Bourgas

It is a nice and quick drive to the city of Bourgas. The distance from the villas to Bourgas is 19 km only. You will find several large supermarkets like Metro/Makro and Carrefour at the very beginning of the city. These supermarkets are easy to find and give holidaymakers the opportunity to stock up with food and drinks for a whole week.

Did You Know?
Bourgas has a large and sandy beach strip. There are many bars, coffee shops and restaurants along the beach promenade with beautiful sea views. The promenade itself is a nice place for a walk and very popular with the people living in Bourgas.


Nessebar & Sunny Beach

The probably best known Bulgarian Seaside resorts. The old quarter of Nessebar linked to the mainland by a narrow neck of land is included in the list of monuments of the world cultural and natural heritage compiled at UNESCO. It is a gorgeous place to visit with outstanding fish restaurants (must visit). Nessebar is linked to Sunny Beach by a short strip of sand dunes (protected as natural reserve).


With more that 120 hotels and tens of apartment Sunny Beach can accommodate some 60, 000 visitors. It is a pretty crowded holiday place but it stil offers zillion things to do. There are a zillion things to do in Sunny Beach. All family activities include windsurfing, sailing, parasailing, speed boating, scooter-driven parachuting, pedalboat-ing, water skiing, horseback riding, archery, mini-golf, roller and in-line skating, bowling, tennis, bicycling, wall climbing (for the truly bored), and beach volleyball. Night Life runs the gamut from floor shows and variety acts to casinos to clubs and discos.

Our tip:

The two water parks in Sunny Beach and Nessebar. Kids love them and mamma and pppa will be happy too.

Town of Aytos

Aytos is a small town some 11 km west of Bryastovets. There is a fairly decent supermarket in Aytos where fresh fruits and vegetables can be bought at the stalls outside. On Wednesday there is a local market at Aytos (above supermarket) selling clothes, household items, jewellery, stoves, etc. There is a zoo in Aytos which is well “hidden” (outside of town and no road signs). We will be glad to give you drive directions for the zoo in Aytos.

Town of Kableshkovo

Kableshkovo is another small town some 9 km from Bryastovets on the main road to Sunny Beach. There are various shops across Kableshkovo and a market again. The same market from Aytos is at Kableshkovo on Thursday.

Our Villas & Services

All our holiday villas have 3 double bedrooms and private or shared pool. All villas are newly built in the past few years. We have villas in three gated communities – "Meadow View Villas" , "Sunny Hills Villas", and "Royal Villas" - each complex with its own swimming pool. All villas are detached and they are not of the apartment type. We have also fully private villas like Villa Linda and Villa Knox. Each of our villas is perfect for family holiday with children away from the crowded places like Sunny Beach.

All our villas are located in the small and peaceful village of Bryastovets - small village 12 km from Bourgas Airport and 20 minutes drive to either Bourgas city (to the south) or the resort of Sunny Beach and Nessebar (to the east). The village is quiet, peaceful and very safe

We look after ALL villas that can be booked on our website. We are responsible for your airport transfer, for the swimming pool and garden maintenance, for the final cleaning of the villa and probably most important: we look after you on your holiday!

You could book your villa online within the frame scales you require, then we reserve the villa for you and you are free to book your flight. It is advisable to take care of your flight tickets within the period January – March, because tickets in this period are cheaper and there are still tickets available. In case you have difficulties booking flight for the defined period and the villa has already been reserved for you, no need to worry. We are pretty flexible and changing dates to match your flight schedule will not be a problem. Believe us, we will do our best!

We believe the optimum term of stay in our villas is 2 weeks. Anyway if you could afford to prolong your holiday and you are not limited in time three weeks stay will be just perfect for full relax and escape from all problems and stress in your daily round.

We will help you with maps, route instructions, travel tips, and other support services that will make your vacation in Bulgaria exciting and hassle free. A refundable Breakage Deposit (£ 100 /€150/) is payable in cash on arrival at the villa.

Q: What does the Breakage Deposit cover?
Due to the contract that we have with the villa owners a refundable deposit of GBP 100 / EUR 150 will be charged to cover possible damages, breakages and/or excessively dirty condition on departure.

Q: How is it repaid?
The Breakage Deposit is payable in cash at the arrival at the villa and will be returned before you leave the villa.

Q: What are the cancellation conditions?
As our business is small, cancellations affect us greatly. If you find it necessary to cancel your reservation, the following cancelation policy applies:

How far in advance do I need to book the villa?
It is first come, first served. That is why it would be best for you to book a villa as early as possible. July and August are very desirable at our villas and you shouldn’t rely on a last minute reservation. Our guests start making reservations for next August in October.

Q: Should I buy Travel Insurance?
YES! You’ve invested a lot of money, time and aspirations into your upcoming vacation, and Travel Insurance serves to protect that investment from cancellation, delay, loss, theft or disruption due to medical emergencies (on vacation or back at home).

As we try to make you feel comfortable we don’t have check- in and check-out times. Unless otherwise agreed your villa will be available from the time of your arrival up to the time you should go to the airport (This is dependent on bookings either side of your stay)

Lovely high quality bungalows, well looked after & maintained. The airport pick up run smoothly and fast. We found it an ideal location for a relaxing family holiday by the pool, to explore the countryd & to enjoy the local beaches, restaurants & water sports. Worth hiring a car.

The properties are a lovely, very comfortable bungalows. The beaches are close by. The villa we stayed at is very clean with new furtniture. The family, who looked after us are very welcoming, lovely people. I also can recommend this bungalow for travellers with little children. On the veranda you can have your breakfast or cup of tea and your children can also play around. We had a beautiful vacation there and would go back happily at any time! Thank you!!

Superb location for a family or group holiday. Between 20 and 30 minutes drive to a good selection of beaches (ask your host for best options).The Black Sea Coast is really worth exploring and Bryastovets is a relaxing and convenient base from where you can combine beach, culture or active days as you wish. The house is well equipped so you can be totally independent if you so desire.

For those of you looking to rent a house in Bulgaria, I suggest you look no further. My family rented one if these villas in Bryastovets for two weeks in July 2007 and we didn’t want to leave. The villa is cosy, well furnished and the pool is great. The food there in Bulgaria is delicious and the fruits and vegetables taste like this.

Superb villas very clean, lovely swimming pool, quiet area ideal for relaxing. Very quiet village close by but shop and bars available. Can drive into Sunny beach easily and also Bourgas. Would highly recommend for a quiet relaxing holiday. We would revisit again even our 2 teenages thought it was good. The family who look after the villas cant do enough to make it special.

Die ferienanlage, häuser und Umgebung sind Mega schön. Alles ist sehr gepflegt und die Leute sind total lieb und zuvorkommend. Hungary

The contact with the owner was very nice and fast. We arrived by car and had an arrangement to be collected from outside Bourgas. The village of Bryastovets is 20 min drive from Bourgas. Our bungalow was fantastic with pool view, very nice furnished and fully equipped kitchen. We highly recomment these villas for a nice and relaxing family holiday, the area is so qiet rustic. We would definetely recommend it to our friends.

Facilities

All holiday villas at "Meadow View Villas" and "Sunny Hills Villas" are identical and have the same layout and furniture. Below you will find a list with facilities you will definitely find at every house. Other facilities may vary and are subject of change without prior notice.

Villa Each house comprises of:
3 Bedrooms (2 double bedrooms, 1 twin bedroom)
1 Bathroom
Equipped kitchen
French door leading into the house
Covered veranda with garden furniture
All rooms enjoy the beautuful views over the gardens
Elegant and comfortably furnished sitting room
Satellite TV (FTA Channels on Hot Bird (Satellite)
DVD Player
Bedrooms (3) - 2 double bedromms (large size bed 164 x 190 cm)
- 1 twin bedroom (2 single beds 82 x 190 cm)

There is a double wardrobe in the double bedrooms and one single wardrobe in the twin bedroom. The twin bedroom is perfect for children but will accomodate adults also.

Bathroom Modern family bathroom, fully tiled, with a fabulous large walk-in shower, basin and toilet.
Living room Open plan sitting room

The sitting room is attractively and comfortable furnished, with satellite TV. There is also a DVD (DivX). You should bring your own DVD`s
The dining room has a table that accommodates 6.
Kitchen The kitchen is well equipped. It has a fridge/freezer, microwave, oven and the mostl necessary utensils, crockery and cutlery.
Outside and General The villas are set on a large enclosed plot with gated entrances

The Swimming Pools:
Shared swimming pool 6 x 12 metres, 1,30 to 1,80 m deep (Meadow View Villas).
Shared swimming pool 7 x 15 metres, 1 to 1,5 m deep (Sunny Hills Villas).

Stone paved pool area providing plenty of sun bathing space.

The pool have lovely paved sun bed areas. Getting the sun from morning to evening it they are the ideal place for sunbathing and relaxing. Sun beds and umbrellas are inclusive.

The Barbecue(s):
Covered stand alone BBQ with fireplace
Dining opportunity for larger groups
Linen The villas are cleaned between lets
Bed linen & towels provided.
Change 1x weekly.
Airport service incl.
Local contact for emergencies (English speaking)
Suitability We regret that we cannot accept bookings from single sex groups.

Children welcome. Suitable for elderly or infirm, wheelchair inaccessible.

These are non smoking villas.

We have also secured the services of an English Speaking Taxi Driver who will exclusively drive you to and from any restaurants in the evenings for a small fee, enabling you to relax and enjoy the night without the concern of who is going to drive back to the Villa.

Rental Rates

Our Rates


- The prices in the tables below are set per week and per villa.
- We accept bookings only of 7 days or more.




 

The rental prices include following services:

  • Villa rental
  • Airport transfer (pick-up and return from Bourgas airport). Our driver will escort a hired car too. See Rent-a-car offers.
  • Bed linen and towels
  • Swimming pool
  • Water and electricity
  • Final cleaning

Booking
To secure your booking we require 30% non-refundable booking deposit. This can be paid in using one of our payment methods.

Balance
The balance is due 3 months prior arrival. If the booking is made less than 3 months before arrival full payment is required on booking.

Breakage deposit
A security deposit of € 150 (£ 100) is required in cash at arrival. It will be returned before you leave the holiday villa.

Minimum stay:
Minimum payment is for one week. Rentals less than a week are charged at the rate of a full week.

Additional days:
Additional days (8+) are charged on a daily basis - we simply prorate the additional days at the weekly rates form the tables above.

Change over day
Change are flexible and we have no change over day. In most cases you will be accomodated immetiately after arrival, unless otherwise agreed.

Cancellation Policy
As our business is small, cancellations affect us greatly. If you find it necessary to cancel your reservation, the following cancelation policy applies:

DAYS BEFORE ARRIVAL DATE CANCELLATION FEES
More than 3 months 30%
Less than 3 months 100%

Schould you cancell your booking the reservation deposit will be forfeited anyway. We strongly recommend all guests to take out adequate travel insurance to cover cancellation.
