“Sunny Hills Villas” is a newly built holiday development only 15 minutes drive from Bourgas airport located in the picturesque village of Bryastovets (click to see it on the map), 5 minutes walk from holiday complex Meadow View Villas and Royal Villas. This complex consists of 16 one-storey holiday villas with shared swimming pool (7 x 15 metres) and 2 stand alone BBQ’s. The villas are detached with a lot of "green space" between.

A villa in “Sunny Hills villas” is the perfect accommodation if you are looking for varied holiday away from the crowded resorts. If you check our rates below you will see that reniting a self catered villa in Bulgaria can also be very cheap. Almost all of the villas here a "3 bed" suitable for up to 6 people. A simple calculation shows that that the prices start from less than 6 British pounds per person per day (in the low season for two weeks rental).

Car is essential!

Allthough there is a small shop and several food serving bars in the village a car is a must for your holiday. Bulgaria and the Bourgas area in specific have a lot to offer to you if you are mobile and don’t mind to drive a short drive to a nice beach, to a shopping mall, etc. You will be rewarded with a quiet, safe and comfortable accomodation a few kilometers away from the main attractions.

Accomodation:

You stay in a massive one-storey detached house designed and completed for a comfortable holiday. The house has three bedrooms – two double bedrooms, and one twin bedded room, one shower room, a kitchen with dining table for six, and living lounge with Satellite TV and DVD. The kitchen is fully equipped with cooker, fridge, freezer, and all the cutlery and pottery.

A wonderful breakfast and seating opportunity is offering the veranda in front of the house. Enjoy your holiday with a book in the hand in the shade of the veranda surrounded by the sounds of the birds and nothing else. For alfresco dining there are 2 stand alone BBQs with dining tables for 18 (resp. 12) under the shade of the massive tiles covered roof.

You will get a good night’s sleep here! You live in rural village, far away from the bustle of the city with its humming motorbikes and honking cars. Set in an area famous for its wine and brandy, Bryastovets has pleasing hills and plains with stunning views. Ideal for walking in the hills, painting, fishing, photography, bird watching or just plain relaxing! Tucked away in a pretty green village, surrounded in the traditions of Bulgarian country living changed little by the modern world, we offer a warm welcome. Enjoy a tranquil holiday in beautiful rural Bulgaria with lots of sun, peaceful surroundings and fresh local produce.

While the quiet location is far from every disturbance you are still 20 minutes drive (south) to the city of Bourgas and again 20 minutes drive (west) to the largest and best known holiday resorts of Sunny Beach and Nessebar where you can refuel yourself with energy, stroll trough antic alleys, swim in the blue sea or having a delicious meal and refreshing drinks in one of the hundreds pubs, bars and restaurants. The beaches are of beautiful golden sand and the sea is safe for children. All family activities include water parks, water sports, go-kart, cycling, windsurfing, jet skis and bungee jumping.

Our changeover day is flexible. This makes it easier for you to find suitable and cheaper flights.

All rental properties here come with free airport transfer for for your group from and to Bourgas Airport. Our english speaking driver will pick you up from the airport at any time of the day or night. The driver has the villa keys and will drive you straight there. At the end of your stay we will drive you back to the airport.

We can assure you that you will not feel like a stranger after your arrival. At the house you will find a folder with the most useful information written in English & map of the area. It gives you a short information about the area with way description to the local stores and bars and very detailed road description to Sunny Beach and Bourgas (big supermarkets). We are on the site every day and will try to help you in any way we can. You will have our mobile phone numbers in case of emergency.

On-site own minigolf course

Our guests will find an exciting feaute in “Sunny Hills Villas” - a 9 hole miniature golf course. “Minigolf is game for all ages”. Believing this we decided to put this nice extra to your holiday in Bulgaria (additional charge applies).

Our challenge was to design a miniature golf course that is interesting to play. A minigolf course that will not bore you after the first game and that keeps your interest for your whole vacation. We tried to match our design to the surrounding environment and the the natural landscaping. Our holes follow the natural elevation of the ground plus we have added some artificial undulations.

We have built some realy hard shots and some easer shots. The minuature golf course will be enjoyed not only by kids by also by their parents. It is a real challengefor the whole family. We are sure the miniature golf course will add spectacular moments to your holiday. We have prepared here some rules about how to play minigolf.

“Meadow View Villas” is a holiday development of four villas with shared swimming pool (6m x 12 m), which offers the authentic rural Bulgarian village experience. Still only 20 mins drive from Sunny Beach and the wide sandy beaches where you can feel the taste of the untouched nature of Bulgaria and get in touch with environment disappeared a long time ago in the high industrial Western Europe.

You stay in a 3-bedroom detached holiday house, designed and completed to a very high standard. The villas are solid and very comfortable – there are two double bedrooms, one twin bedded room, one shower room, a kitchen with dining table for six, and living lounge with Satellite TV. The kitchen is fully equipped with cooker, fridge, freezer, and all the cutlery and pottery.

As the swimming pool (6m x 12 m) has a central role in your holiday it is set in the center of the gated community providing an easy access from all villas. The sun bed area around the swimming poll is catching each single sun ray over the day - from the early morning untill the sun set. There is much vegetation and the pool is very private and secluded.

Is Bulgaria the right place to rent a villa?

Our Villas & Services

Most of our holiday villas have 3 double bedrooms, perfect for up to 6 people. All villas are built in the period 2005 - 2009 and set on three gated communities – "Meadow View Villas" (2005), "Sunny Hills Villas" (2006-2008), and "Royal Villas"(2009) - each complex with its own swimming pool. All villas are detached and they are not of the apartment type. Each villa is perfect for family holiday with children away from the crowded places like Sunny Beach.

All three gated communities are located in the small and peaceful village of Bryastovets - small village 12 km from Bourgas Airport and 20 minutes drive to either Bourgas city (to the south) or the resort of Sunny Beach and Nessebar (to the east). The village is quiet, peaceful and very safe

We look after ALL villas that can be booked on our website. We are responsible for your airport transfer, for the swimming pool and garden maintenance, for the final cleaning of the villa and probably most important: we look after you on your holiday!

You could book your villa online within the frame scales you require, then we reserve the villa for you and you are free to book your flight. It is advisable to take care of your flight tickets within the period January – March, because tickets in this period are cheaper and there are still tickets available. In case you have difficulties booking flight for the defined period and the villa has already been reserved for you, no need to worry. We are pretty flexible and changing dates to match your flight schedule will not be a problem. Believe us, we will do our best!

We believe the optimum term of stay in our villas is 2 weeks. Anyway if you could afford to prolong your holiday and you are not limited in time three weeks stay will be just perfect for full relax and escape from all problems and stress in your daily round.

We will help you with maps, route instructions, travel tips, and other support services that will make your vacation in Bulgaria exciting and hassle free. On our site you can also book a car for the period of your stay, or ask for a driver who can be hired occasionally (for supermarket shopping or to go to the beach).

Q: How do we book?
Completing the online booking form will send us an email from you. We will contact you promptly.

Q: How can I pay you?
You can choose between several payment options. Because of the high charges (up to 8%) we don’t accept credit cards directly. If you want to pay with your credit or debit card you can use the services for online payments PayPal and Moneybookers

Q: What are the payment arrangements?
A non-refundable reservation deposit of 30% of the rental charge is payable on booking.
The balance is payable 8 weeks prior arrival.
A refundable Breakage Deposit (£ 100 /€150/) is payable in cash on arrival at the villa.

Q: What does the Breakage Deposit cover?
Due to the contract that we have with the villa owners a refundable deposit of GBP 100 will be charged to cover possible damages, breakages and/or excessively dirty condition on departure.

Q: How is it repaid?
The Breakage Deposit is payable in cash at the arrival at the villa and will be returned before you leave the villa.

Q: What are the cancellation conditions?
As our business is small, cancellations affect us greatly. If you find it necessary to cancel your reservation, the following cancelation policy applies:

Schould you cancell your booking the reservation deposit will be forfeited anyway.

Q: How do I alter my holiday?
We are quite flexible and if we have availability for the new dates this shouldn’t be a problem.
Please contact us with the details.

Q: How do we get from the airport to the villa?
We provide a free airport transfer service for four people.
Our driver will meet your flight at any time of the day or night.
The driver has the villa keys and will drive you straight there.
At the end of your stay we will drive you back to the airport.

Q: Supposed we are more than four people?
If your group size is more than 4 then an additional car (€15 each way) will be provided to follow
or the driver will escort a hire-car as well at no charge, directly to the villa.

Q: Suppose our flight is delayed?
Provided that we have the correct details the driver will wait through flight delays.
It is a great help for us if you telephone us in case your flight is delayed.

Q: What will be in the villa?
We offer “large” and “small” Welcome packs. This can be ordered with your booking or later.

Q: Can we get an evening meal?
We can also provide a ‘late arrivals’ food-pack - please contact us.

Q: What should we bring on holiday?
Apart from the obvious things, such as passport, driving licence, sun cream etc.
we would say the most important item is a mobile phone.

Q: Can we bring our dog?
We are sorry but this is not possible.
Pets are not permitted under any circumstances due to the fact that ongoing
clients may have an allergy to animals.
Additionally clients are requested not to feed or allow stray cats or dogs inside the property.

Q: Do we need to rent a car?
Car hire is recommended. Sunny Beach, Nessebar and Bourgas are only a few minutes drive away.

Q: How faraway are the main attractions
The villa is only 20 min from Sunn Beach and 20 min from Bourgas city. This is one of the major resons this is such a sought area.

Q: What services are included in the rental charge?
The following items are included:
Preparation before and cleaning after occupation.
You will receive from us clean bed linen and towels once per week.
If your booking is for 9 days or less the linen change is not included.

Q: How many people are included in the servicing?
Servicing will be provided for the number of people up to the normal capacity of the villa.

Q: Suppose we need extra cots or beds?
There will be no extra charges up to the normal capacity of the villa.
The normal capacity is six adults - 2 double bedrooms & 1 twin bedroom - plus a sofa bed in the living room.

Q: What are the arrangements about water, electricity, etc.?
There are no extra charges for water, electricity and pool servicing. These charges are included in the rental price.

Q: What if we need help with somthing else?
Should you need some help regarding your holiday in Bulgaria we will be at your disposal. Please check the services we offer here or you can contact us.

We want you to enjoy your holiday and book with us again. Consequently your holiday convenience and satisfaction are placed on top of all other objectives.

- The prices in the tables below are set per week and per villa.
- We accept bookings only of 7 days ore more.

Payment
A security deposit of € 150 (£ 100) is required in cash at arrival. It will be returned before you leave the holiday villa. To reserve a villa we require 30% non-refundable booking deposit. This can be paid in using one of our payment methods. The balance is due 8 weeks prior arrival.

Minimum stay:
Minimum stay is one week. Rentals less than a week are charged at the rate of a full week.

Additional days:
Additional days (8-13) are charged on a daily basis - we simply prorate the additional days at the weekly rates form the table above. The single week surcharge is paid once only.

Change over day
Change over day is flexible. In most cases you will be accomodated immetiately after arrival and also will be able to stay in the villa up to the time you have to leave for the airport.
